WESTSIDE SZCZECIN NXT under construction

The new development phase of the WESTSIDE complex reinforces the importance of investment in the modern logistics space market. LemonTree has launched its third project in Szczecin – WESTSIDE SZCZECIN NXT by LemonTree. This new modern complex will offer 39,600 sq m of warehouse, service, and office space, approximately 30% of which has already been leased to one of Poland’s leading logistics operators. GOLDBECK is the general contractor. Completion of the project is scheduled for late 2026/early 2027.

The commencement of construction on WESTSIDE SZCZECIN NXT confirms LemonTree’s long-term commitment to the development of the West Pomeranian Voivodeship and responds to the growing market demand for modern logistics, manufacturing, and service space in this part of Poland.

Szczecin’s Proven Location and Potential

WESTSIDE SZCZECIN NXT will be located in the southwestern part of Szczecin, in a location offering excellent transport access. The development offers quick access to the A6 motorway, the city center, the Szczecin-Świnoujście seaport, and the newly constructed Przecław bypass (DK13). Numerous service outlets and a shopping center are also located in the immediate vicinity.

Thanks to its extensive transport infrastructure, proximity to the seaport, the presence of universities and research institutions, and access to qualified personnel, Szczecin is consistently strengthening its position as one of the most attractive locations for investors and tenants in the logistics sector. This is particularly evident in the left-bank part of the city, where modern warehouse and logistics facilities are still relatively scarce.

Functionality and Technology at WESTSIDE SZCZECIN NXT

WESTSIDE SZCZECIN NXT by LemonTree will offer functional warehouse and logistics spaces, along with office and staff facilities. The design includes flexible layout options, allowing for the space to be tailored to the individual needs of future tenants and ensuring high operational efficiency of the facility.

WESTSIDE SZCZECIN NXT by LemonTree will be built using advanced technological solutions aimed at increasing energy efficiency and reducing operating costs for future users.

The facility’s heating and ventilation systems will utilize air-source heat pumps, replacing traditional heating sources. The HVAC systems will be equipped with air handling units with heat recovery, ensuring efficient air exchange while reducing energy losses.

The roof structure has been designed to accommodate a photovoltaic system. The building will be prepared for the installation of a PV system, with the possibility of further expansion depending on tenants’ needs. The reinforced roof structure and appropriate technical infrastructure will allow for flexible adjustment of the renewable energy installation’s power during the building’s operation.

The building will feature skylights and roof skylights, providing access to natural daylight, particularly in dock areas and warehouse alleys. This solution, combined with an intelligent DALI lighting control system and motion and light intensity sensors, will significantly reduce electricity consumption.

The insulation of the building’s envelope exceeds applicable technical requirements. The materials and design solutions used contribute to the building’s improved energy efficiency and stable temperature conditions inside the building. Additionally, the roof structure and steel components, including the roof trusses and floor reinforcement, utilize materials with a reduced carbon footprint compared to traditional steel components.

The electrical installations will be equipped with reactive power compensation systems, selected based on the facility’s actual operating parameters. A remote utility consumption reading system is also planned, covering electricity, water, and heat, along with monitoring for excess consumption and leaks. Data will be available in reports, supporting informed energy management.

In terms of fire safety, WESTSIDE SZCZECIN NXT will be equipped with a sprinkler system designed in accordance with NFPA standards, enabling the storage of a wide range of materials. The fire protection system will be complemented by water tanks with a capacity that can be expanded to 1,600 m³ and full automation monitoring of alarm conditions.

Electromobility-supporting solutions are also planned for the project site, including charging stations for passenger cars and reserve culverts for the installation of truck chargers. Roofed bicycle shelters with charging points for bicycles and e-scooters will also be provided.

All technological solutions were designed in accordance with BREEAM certification requirements at the Excellent level, confirming the facility’s high environmental and operational standards.

GOLDBECK was selected as the general contractor for WESTSIDE SZCZECIN NXT.

Biodiversity in the spotlight. Miyawaki Forest Project

A significant element of the WESTSIDE SZCZECIN NXT investment will be the construction of the Miyawaki Pocket Forest, designed and constructed in collaboration with Forest Maker, a company that develops microforests using a unique method developed by the renowned Japanese botanist, Professor Akira Miyawaki.

The Miyawaki Microforest involves the intensive planting of native tree and shrub species on a specially prepared, biologically active substrate. Thanks to this method, the forest develops much faster than traditional plantings, becoming a self-sufficient ecosystem after just a few years. This solution increases biodiversity, improves the microclimate, reduces the urban heat island effect, and positively impacts the comfort of the facility’s users.

According to the design brief, the Miyawaki Pocket Forest will be constructed on an area of ​​approximately 250 square meters, which – with a relatively small land footprint – allows for real and measurable environmental benefits. The project also includes comprehensive soil preparation, a carefully selected species composition, and a two-year period of planting maintenance and monitoring.
