Stage II of LABLOGIC WARSAW
The second LABLOGIC WARSAW by LemonTree building will offer nearly 13,000 square meters of modern warehouse and service space, including office facilities, designed for companies requiring the highest technical standards, operational flexibility, and excellent transport accessibility.
A Proven Location and Continuation of the Concept
LABLOGIC WARSAW is the second LemonTree facility in this location, a natural extension of the existing complex. The investment is being developed in the southern part of Warsaw, in the Ursynów district, with excellent access to the S2 and S79 expressways, public transport, and airport infrastructure.
The first phase of the complex has been fully commercialized by companies operating in the pharmaceutical sector (Polpharma), specialized distribution of medicinal products, gene therapies, medical devices, and innovative services for the healthcare and pharmaceutical industries (Komtur), as well as technologies for modern, acoustic glass wall and door systems for offices, public, and commercial buildings (Glass System). The tenant profile confirms that LABLOGIC WARSAW meets the needs of demanding users, for whom the quality of the facility, process safety, and a location enabling efficient service to domestic and international markets are key.
Advanced Technological Solutions and Energy Efficiency
The second phase of LABLOGIC WARSAW by LemonTree is being implemented with energy efficiency and the long-term technological flexibility of the facility in mind. The design incorporates solutions that support the stable and energy-efficient operation of the building while enabling its customization to the individual needs of future tenants.
The building’s heating systems will be equipped with water heaters powered by the district heating network, enabling efficient thermal energy management and reducing the building’s operational emissions.
LABLOGIC WARSAW will utilize a photovoltaic system with an output of 49 kWp. Importantly, the reinforced roof structure will enable the future installation of additional photovoltaic panels, significantly exceeding the scope of the basic PV installation. This will ensure high energy flexibility for the investment and allow for the further development of renewable energy sources, depending on the needs and energy strategies of tenants.
The building also features modern HVAC systems, ensuring appropriate working conditions and user comfort in both warehouse and office spaces.
Biodiversity in Focus
This latest LemonTree investment will feature environmentally friendly and energy-efficient solutions, confirmed by the planned BREEAM certification at the Excellent level.
“The second phase of LABLOGIC WARSAW by LemonTree is a consistent continuation of our strategy for developing modern logistics projects in premium urban locations. We combine high technical quality with practical environmental solutions, meeting the needs of the most demanding tenants,” emphasizes Maciej Krawiecki, COO, Head of Development & Leasing at LemonTree.
The project includes a significant share of biologically active areas on native soil, supporting the local microclimate and natural rainwater retention. The landscaping includes numerous tree and shrub plantings, as well as climbing plants along the western wall of the hall and the fence. These solutions will not only enrich the development’s landscape but also contribute to improved biodiversity and reduce the urban heat island effect.
Another significant element of the project are green roofs, which will be installed on each office module. They will improve the building’s insulation, increase rainwater retention, and enhance user comfort.
Goldbeck, a company with extensive experience in developing modern logistics and industrial facilities in Poland and Europe, has been selected as the general contractor for the second phase of LABLOGIC WARSAW. Construction is scheduled for completion at the turn of the third and fourth quarters of 2026.
