Sportano’s expansion in Zielona Góra

Panattoni and Accolade have signed a new agreement with Sportano – one of the fastest-growing Polish e-commerce platforms in the sports segment. The agreement covers the extension of the existing lease and the tenant’s expansion by an additional 14,846 sqm, totaling 27,300 sqm at Panattoni Park Zielona Góra II. As a result, Sportano has occupied all available space in the building, and the park’s commercialization is complete.

Sportano is a sports store offering a wide selection of equipment, apparel, and accessories for various sports disciplines. The company sells in more than a dozen European countries through its own e-commerce platform, as well as through third-party marketplaces and a brick-and-mortar store in Warsaw. Since launching in 2021, Sportano has operated a modern warehouse in the Panattoni park in Zielona Góra. Its current turnover already reaches PLN 0.5 billion with 2 million orders per year, but due to its growth, the company has decided to double its leased space.

“Our business is growing at a rate of 20-30% annually, but customer demands are rising just as rapidly – particularly in terms of product availability and order fulfillment times. The decision to significantly expand the space at Panattoni Park Zielona Góra II is part of our long-term growth strategy. Further growth – both in Poland and international markets – requires a stable, modern logistics infrastructure and a partner who understands the pace of e-commerce development. This project gives us real space to further scale operations and implement subsequent stages of automation,” says Pawel Zwirecki, Operations Director at Sportano.

One of Sportano’s key competitive advantages is advanced logistics automation. The Zielona Góra center is equipped with, among other things, over 100 goods-to-person mobile robots, Pick-to-Light and Put-to-Light systems, and an automated forwarding sorter supporting multiple carriers. The new space will enable the implementation of the next stage of automation – including high-bay racking and very narrow aisles serviced by man-up trucks – which will maximize the hall’s cubic capacity and further increase operational efficiency.

“This project clearly demonstrates how the role of modern industrial parks is changing. The dynamics of e-commerce are transforming warehouses from operational back-office facilities to a key element of business infrastructure. We are delighted that Sportano – a company that is growing very dynamically and consistently investing in automation – has once again chosen the park in Zielona Góra. This is the best confirmation that the facilities we build allow tenants to scale their operations and flexibly respond to growing market demands,” says Katarzyna Litwin, Associate Leasing Director at Panattoni.

Agnieszka Niezgodzka, Asset Management Director at Accolade in Poland, the investor and owner of the Zielona Góra park, adds:

“The retail sector remains one of the key drivers of demand for modern warehouse space, especially in regional locations. Sportano’s expansion in Zielona Góra confirms that logistics support is a key element in scaling retail operations today. We are pleased that our park can serve as a stable infrastructure supporting this process, with a tangible impact on the local economy and labor market.”

The investment is located in the immediate vicinity of the Lubuski Industrial and Technological Park, providing favorable conditions for logistics and industrial operations. The proximity of provincial road no. 282 and the S3 expressway junction (approx. 3 km) guarantees efficient connections to key markets in Poland and abroad, and an additional advantage of the location is access to rail infrastructure, crucial both for operational and employee comfort.
