Panattoni builds for Toyota
Panattoni is launching a logistics center in Warsaw for Toyota Logistics Services Poland. The project will be built as a BTS project within the City Logistics Warsaw Airport IV complex and will comprise nearly 20,000 square meters of modern warehouse and logistics space with office and staff facilities. Construction is scheduled to begin in May of this year, with operations at the new location commencing in June 2027.
Toyota Logistics Services Poland will relocate its operations from its current location to a larger and more modern facility, maintaining operational continuity and its existing team. The new logistics center will primarily serve the Polish market, responding to the company’s growth and growing needs for efficient supply chains.

The logistics center was designed with the tenant’s operational requirements in mind. The building’s technical parameters were crucial, including the appropriate layout and proportions of the hall, enabling optimal organization of logistics processes, and the construction of a mezzanine floor of approximately 4,000 square meters. Due to the nature of the building’s operations, a dedicated area will also be created for the secure storage of sensitive products, such as oils and airbags. The facility will be equipped with solutions that enhance energy efficiency, including air-to-air heat pumps and a mechanical ventilation system with heat recovery.
The Warsaw warehouse market remains the largest and most liquid in Poland, generating over 1.4 million square meters of gross demand in 2025 – nearly 21% of the country’s total demand. With just under 700,000 sq m of space under construction being developed speculatively, build-to-suit projects and pre-let agreements (entered into during the project implementation phase) are gaining importance as a solution for companies with precisely defined operational and technical requirements.
The selection of City Logistics Warsaw Airport IV – a modern urban industrial park located in southern Warsaw – was determined by the proximity of the company’s current headquarters, as well as convenient access to transportation infrastructure – major routes and the airport.
The Warsaw investment reflects Panattoni’s international experience in implementing projects for the Toyota brand in the CEE region. Previously, the developer delivered a nearly 14,000 sq m center for Toyota Material Handling CZ at Panattoni Business Park Zdice. The facility – also developed as a BTS facility – combines warehousing, service, demonstration, and office functions, and its design was developed in accordance with sustainable construction standards, while ensuring maximum functionality and operational efficiency.
