New 7R park in Sękocin
7R, a leading commercial real estate developer, is launching the modern 7R Park Warsaw South III warehouse park in Sękocin, near Warsaw. The project will consist of two buildings with a total leasable area of approximately 47,000 sq m. Construction is scheduled to begin in early August 2026. Even before construction begins, 7R signed its first long-term lease agreement. Strefa Tenisa, Poland’s largest e-commerce store selling tennis accessories, has leased 3,500 sq m of space in the complex.
The development of 7R Park Warsaw South III marks 7R’s return to the Warsaw warehouse market after a several-year hiatus. The project is being built in Sękocin, near the border with Janki, in one of the most recognizable logistics locations in the Warsaw area. The complex was designed for companies in the e-commerce, omnichannel, retail, last-mile logistics, distribution, and light manufacturing sectors seeking efficient and flexible space in the immediate vicinity of Poland’s largest consumer market. 7R Park Warsaw South III and its location guarantee fast and flexible delivery times, while also offering an attractive cost-effective solution compared to urban warehouses.

Warsaw and its surroundings remain the largest and most mature warehouse market in the country, and Sękocin is one of the most important logistics locations in the southern part of the metropolitan area. 7R Park Warsaw South III will expand our modern warehouse space offerings, meeting the needs of both the capital market and companies developing national distribution networks. Acquiring the first tenant before construction begins confirms the investment’s commercial potential and the rationale for our return to this market,” said Izabela Trancygier, Head of Region Central & South at 7R.
7R Park Warsaw South III will be built near the S8 expressway and a short distance from the Opacz junction, which connects the S2, S7, and S8 routes with the A2 motorway. This location provides efficient connections to Warsaw city center, Chopin Airport, and key transport routes to other parts of the country. Its proximity to the capital also provides access to a well-developed logistics and service infrastructure and a broad employee base. This will enable the project to support both metropolitan distribution and larger-scale operations.
The first tenant of the complex is Strefa Tenisa, Poland’s largest online retailer specializing in tennis equipment, apparel, and accessories. The company has leased 3,500 square meters of modern space, which will support the development of its online sales and logistics.
For over two decades, Strefa Tenisa has been developing a portfolio aimed at beginners, players, coaches, and tennis clubs. The company offers products from leading global brands, including: Wilson, Babolat, Head, Yonex, Tecnifibre, Nike, Adidas, ASICS, On, and Lacoste. In recent years, Strefa Tenisa has been intensively developing online sales, logistics, and international operations under the Strefa Tenisa and Tennis Zone brands. The company is present in Central, Eastern, and Western European markets and plans further European expansion.

The agreement with Strefa Tenisa demonstrates that the project meets the requirements of growing companies that expect warehouse space to provide real support for their operations,” said Jakub Rzeżuchowski, Senior Leasing Manager at 7R.
7R Park Warsaw South III will offer a total of 47,000 sq m of modern, Class A warehouse space in a multi-tenant format. The buildings can be divided into independent modules (with a minimum area of 1,620 sq m) allowing for the size and layout of the leased space to be tailored to the needs of individual businesses. The project will support logistics and distribution operations, online sales, and light manufacturing processes, among other things.
The buildings within 7R Park Warsaw South III will feature advanced technical parameters, offering a 10-meter net height, a floor load-bearing capacity of 7 T/m², and a 12×22.5 m column grid with an extended dock area (the first column offset by 24 m). They will also be equipped with, among other things, The buildings are equipped with hydraulic loading docks, air destratifiers to reduce internal temperature differences, and a sprinkler system in accordance with NFPA 13. To provide the greatest possible flexibility for clients, the buildings are designed for a permissible fire load exceeding 4,000 MJ/m².
Furthermore, the project will incorporate numerous solutions to support energy efficiency and user comfort, including a building management system (BMS), DALI-controlled LED lighting, a photovoltaic system, and electric vehicle chargers. Completion of the first phase of the project, which will be built in accordance with BREEAM Excellent certification criteria, is scheduled for March 2027.
