7R with a new tenant in Krakow
7R, a leading commercial real estate developer, has signed a long-term lease with BrandBQ, owner of the Medicine brand. The company has leased over 30,000 square meters of modern warehouse space in the 7R Hub Nowa Huta complex. The space in the Krakow logistics and technology hub will be used to support procurement, sales, and distribution processes.
BrandBQ is a Krakow-based company that owns the Medicine brand. The company specializes in the design, development, and sale of fashion and lifestyle products, operating in an omnichannel model. BrandBQ is developing the Medicine brand in Poland and select European markets, combining online sales with a network of brick-and-mortar stores. The company is one of the Polish companies building its own consumer brands with an international reach.
A key distinguishing feature of the Medicine brand is its artistic collaborations and limited-edition collections inspired by the broad world of culture and art. The brand is present in brick-and-mortar stores in Poland, the Czech Republic, and Slovakia. Additionally, its clothing and accessories are available in 12 European countries through the multibrand store answear.com.
Under the agreement, BrandBQ has leased a total of over 30,000 square meters of space in building H1. The lease will be implemented in phases. The first phase of the space in 7R Hub Nowa Huta will be handed over to the tenant in November 2027, while the second phase will begin operations in November 2028. It will house both e-commerce operations and the distribution of Medicine brand products to several hundred stores in Poland and customers both domestically and internationally.

The facility being developed by 7R in Krakow’s Nowa Huta district will be tailored to the tenant’s needs and the specific nature of its operations, encompassing both standard storage processes and permanent workspaces. The building will incorporate energy-efficient solutions, including a hybrid heating system consisting of heat pumps and heaters or radiant heaters.
“According to various analyses, the value of the Polish e-commerce sector in 2026 could reach between PLN 175-180 billion, and forecasts indicate further growth in the coming years, maintaining a pace significantly higher than that of traditional retail. As this sector develops, consumer expectations are also consistently rising, requiring e-commerce logistics and distribution to become increasingly faster, more efficient, and ready for further automation. 7R Hub Nowa Huta is being built as a response to these trends, among others. We are creating the largest urban logistics complex in Europe, offering tenants the opportunity to conduct modern warehousing and distribution operations in a location providing access to qualified workers and a well-developed transport infrastructure. 7R Hub Nowa Huta is being built within the Ruszcza Logistics and Industrial Center, as part of the “Kraków – Nowa Huta of the Future” project – a location that aspires to become a new address for innovative industry in Krakow. Located in the heart of Nowa Huta, near national road 79 and the planned S7 expressway junction, the park offers excellent transport links and access to Krakow city center.
7R Hub Nowa Huta will comprise buildings with a total area of approximately 230,000 square meters, creating the largest urban logistics complex in Europe. Automation-ready infrastructure and numerous amenities, including those for logistics operators, are integral elements of the project. Clear zoning, convenient access systems, and logical organization of functions will support efficient daily operations, increasing productivity and saving time and operating costs for businesses of all sizes. The project will incorporate selected solutions consistent with the low-emission 7R standard, supporting operational efficiency and reducing the environmental footprint, including an intelligent building management system (BMS), a photovoltaic installation, ventilation units with heat recovery and CO2 sensors, and air-source heat pumps with a SCOP of 4.15. Furthermore, electrification will enable integration with local energy production (PV), energy storage, and reduce grid energy consumption. Investing in environmental quality and building the long-term resilience of the site, 7R Hub Nowa Huta will also incorporate numerous sustainable solutions. The project includes site revitalization, the planting of over 2,200 plants to support biodiversity, the afforestation of approximately 10 hectares, wildflower meadows and insect hotels, and the creation of rain gardens that will utilize the natural terrain for water retention and filtration. The complex will also feature dedicated relaxation areas and full cycling infrastructure. 7R Hub Nowa Huta will be developed in accordance with BREEAM Excellent environmental certification criteria, and the first phase of the complex is scheduled for completion in Q2 2027.
