Panattoni with a new investment in Silesia
Panattoni, the world’s most active industrial real estate developer, will begin construction of Panattoni Park Katowice Airport. The first tenant of the new complex is FIEGE, which will occupy over 42,000 sq m of logistics space.
“The commencement of construction on Panattoni Park Katowice Airport is a significant milestone in our development in Silesia. The project, which will ultimately comprise 240,000 sq m of modern industrial space, will be one of the largest logistics centers in the region. To date, we have delivered nearly 3 million sq m of space here – the largest in the country,” says Marek Dobrzycki, Partner at Panattoni. “The finalization of the agreement with FIEGE was demanding, but it will culminate in a modern, automated facility that fully meets the tenant’s needs. We are delighted that FIEGE is returning to us – this is another joint project in recent years, following Goleniów and Gorzów Wielkopolski.”
FIEGE is one of the largest logistics service providers in Europe, operating in 15 countries and with a network of over 130 locations. In Poland, it serves clients in sectors including FMCG, fashion, industrial, retail, healthcare, and e-commerce. The new warehouse in Katowice will serve the operator to handle logistics processes and warehousing for one of its business partners.
“The choice of Panattoni Park Katowice Airport was primarily driven by location analysis. The facility is located in a precisely defined area, identified as a key focus point for our client’s logistics. The modern, flexible space, which will be adapted to both the specific activities of our business partner and applicable safety standards, also contributed to its selection. An additional advantage is the implementation of sustainable development solutions, such as the installation of photovoltaic panels and a power bank, which are consistent with FIEGE’s approach to energy efficiency and responsible business conduct,” says Piotr Kohmann, CEO of FIEGE Polska.
The space leased by FIEGE will be equipped with advanced solutions for automating logistics processes, including automated storage and picking systems (AutoStore), narrow aisle storage (VNA), and vertical level storage (VLM). This design will maximize space utilization and increase operational efficiency. The project will meet FM Global fire safety standards and boast an above-standard net height of 13.8 meters. As part of the agreement, the tenant will also occupy 646 square meters of modern office and staff space.
FIEGE will gain early access to the space in mid-2027, and the company will begin regular operations from its new headquarters in January 2028. The facility will employ approximately 120 people.
Panattoni Park Katowice Airport is being built 3 km from Katowice International Airport in Pyrzowice, at the junction of the A1 motorway – connecting the north and south of the country – with the S1 expressway. This location guarantees excellent access to both local and international markets. The modern, flexible space will allow tenants to conduct a variety of processes – from warehousing, through logistics, e-commerce, and manufacturing. The park will be suitable for both large companies and smaller local businesses.
In accordance with the Panattoni standard, the project will be BREEAM certified at an Excellent level. The facility will be equipped with technologies that enhance energy efficiency, reduce water consumption, and limit CO2 emissions.
