Construction of Panattoni Park Poznań East III has started
Harden Construction has begun construction of Panattoni Park Poznań East III. This modern, 46,000 sqm BTS facility is being built for a leading food logistics company. Construction began in May.
- The investment was designed using a build-to-suit formula to precisely meet the needs of an operator specializing in the transport and distribution of fresh, chilled, and frozen food.

Advanced Technological and Refrigeration Solutions
The facility, developed by Harden Construction, was designed to meet food logistics standards. Each warehouse zone will be equipped with a precise temperature control system – from 2–4°C in the cold storage zones to 16–18°C in the remaining operational areas.
“A key technological element of the investment is a dedicated, comprehensive refrigeration system, which will enable the constant maintenance of a reduced temperature inside the halls. This technology ensures the highest energy efficiency and complete microbiological safety of stored goods while minimizing environmental impact,” comments Paweł Fiuczek, Managing Director at Harden Construction.
The hall structure was also designed and constructed to enable the future implementation of a freezer chamber, ensuring full operational flexibility. The reloading area features a dedicated insulation solution for this type of facility – horizontal insulation under the loading ramp and a gate enclosing the reloading area. These solutions eliminate energy losses and the infiltration of warm air into the building.
Sustainability and Ecology
The hall was designed in accordance with sustainable construction standards and will receive BREEAM certification with an Excellent rating.
Harden Construction will implement, among other things, a waste heat recovery system from the refrigeration system, which will be used to heat the office space. Additionally, the roof structure and electrical installations will be adapted to accommodate photovoltaic panels. The project will also include solutions supporting responsible water resource management. After preliminary treatment, rainwater will be collected in a retention reservoir or drainage ditches.
Extensive Infrastructure
The investment is distinguished by its scale and extensive infrastructure: it will be built on a plot of over 130,000 square meters. The external infrastructure will encompass nearly 46,000 square meters of paved areas, and the project will be complemented by over 32,000 square meters of green space. Parking for approximately 300 passenger cars and 120 trucks, as well as a bicycle shelter, is planned for the hall.
