New Danfoss factory in Tuchom
Panattoni BTS has completed the construction of a custom-built factory using the BTO model for Danfoss in Tuchom. The facility, spanning approximately 22,500 sqm, was designed and constructed in accordance with the client’s production process and internal logistics requirements.

Danfoss, a global manufacturer of solutions for the energy, HVAC, and industrial automation sectors, has operated in Tuchom for over a decade, producing district heating substations used in heating, cooling, ventilation, and domestic hot water systems.
Now, production will be moved to a new facility, better adapted to the company’s current technological, operational, and logistical needs.
“BTS investments, and their specific form – BTO – require close collaboration with the client and precise adaptation of the facility to the specific nature of the business. In the case of Danfoss, the design evolved during implementation, and the functional layout of the facility was adapted to the requirements of the production and logistics processes, as they were refined,” says Maciej Zawada, Head of Business Development at Panattoni BTS.
The new factory will employ 500 people.
The facility in Tuchom serves as an integrated production and logistics center, combining manufacturing, warehousing, and distribution processes. Thanks to the technical solutions employed, it enables B2B service to European markets, ensuring operational flexibility and the possibility of further process optimization as Danfoss expands its operations in the region.
The new facility will employ approximately 500 people, with production scheduled to begin in early June.
“Collaboration with Panattoni, our long-term partner, enabled us to implement an investment that meets operational requirements and sustainable development goals,” says Adam Jędrzejczak, CEO and President of the Management Board of Danfoss Poland.
The project includes a production and warehouse section, as well as a 3,500-square-meter office and staff area, and a showroom for presenting Danfoss solutions to clients and business partners.
The space is directly connected to the production section, allowing for the transport of finished components to the exhibition area located in the office building and the presentation of equipment.
Advanced Safety Systems
The plant is equipped with a range of technical solutions tailored to the specific processes carried out by Danfoss. One of the key infrastructure elements is a 40-ton overhead crane, whose design allows it to operate outside the building’s footprint, supporting the handling and transport of large-sized components.
The facility is also equipped with systems for the distribution of industrial gases, including oxygen, acetylene, argon, helium, and specialized mixtures.
Heating, cooling, and ventilation are provided by energy-efficient heat pumps, while the gas boiler room with two low-temperature boilers serves solely as an emergency heat source.
The facility also features advanced safety systems and ergonomic solutions to support occupational comfort and safety.
Strategic Collaboration between Danfoss and Panattoni
The project in Tuchom is a continuation of the collaboration between Panattoni BTS and Danfoss. In 2022, the developer delivered a modern factory in Grodzisk Mazowiecki – the first low-emission Danfoss production facility in the world.
