Skawina with a new logistics investment
Panattoni, the world’s most active industrial real estate developer, and Eika Asset Management, an asset management company, are launching the development of Panattoni Park Kraków West IV. The facility, spanning over 46,000 sq m, will be built in Skawina, in the Kraków metropolitan area. The first tenant is a leading wood-based panel sales company, which will occupy nearly 17,000 sq m.
Eika Asset Management has acquired a 9-hectare plot in Skawina, and Panattoni, a long-term partner of EAM, is responsible for the project. Construction will begin in the summer of 2026, with completion scheduled for July 2027.

“Małopolska, and especially the Kraków metropolitan area, remains one of the most demanding logistics markets in Poland – primarily due to the very limited availability of investment land. At the same time, it is a region with significant business potential, attracting companies from the logistics, manufacturing, and e-commerce sectors. The commencement of Panattoni Park Kraków West IV is an important step in our continued growth in this part of the country and a response to the stable demand from tenants seeking modern, operationally efficient warehouse space. Projects developed in such locations and to such a standard are assets that generate long-term value for investors,” says Michał Samborski, Regional Managing Director & Head of Development at Panattoni.
The first tenant at Panattoni Park Kraków West IV will handle warehousing and distribution of finished products, including wholesale and retail sales. The decision to choose this facility was driven by the company’s growth and the need to scale operations, which was not possible at its current headquarters. Maintaining the current operational zone in the southern part of Kraków was also crucial, allowing the tenant to maintain employment continuity and reduce the risk of losing qualified staff. The building’s high technical standards will also optimize operating costs. As part of the agreement, the tenant also secured approximately 800 sq m of office and staff space across two floors. Operations in the new location are planned to commence in the third quarter of 2027.
Panattoni Park Kraków West IV is being built in a strategic location, near national road no. 44, the Skawina bypass, and a short distance from a junction on the A4 motorway. This location provides convenient conditions for serving both the domestic and international markets, primarily in southern Europe. The park was designed with companies in the logistics, e-commerce, and light manufacturing sectors in mind, as well as those operating in the automotive, new technology, and FMCG markets. The flexibility of the space will enable the units to be tailored to individual tenant requirements, supporting operational efficiency and long-term development. The project will receive BREEAM certification at the Excellent level.
