New logistics center in Bytom
Panattoni is launching its first investment in Bytom. Panattoni Park Bytom will comprise over 132,000 sq m of modern industrial space, of which 100,000 sq m has already been leased by Latex Opony. Completion is scheduled for May 2027.
“Silesia is a key market for us – we have already delivered 3 million sq m of space here, the largest amount in the country. At the same time, we are seeing growing interest in new investment locations. Bytom, thanks to its good transport connections and access to workers, has significant potential for this type of project. The large-scale lease agreement with our long-term partner, Latex Opony, confirms this direction,” says Marek Dobrzycki, Partner at Panattoni.
Latex Opony is one of the leading companies in the tire market in Poland, developing a sales and service network for various transport segments. The company provides solutions for business customers – from passenger vehicles and heavy transport to agricultural and industrial machinery. The new investment in Bytom will allow the company to consolidate its logistics operations in Silesia and expand its operations.
“The decision to choose Panattoni Park Bytom was dictated by the opportunity for further growth in a region where we have been operating for years. Consolidating our logistics operations in Silesia into a single location is crucial for us, as is the proximity of our main warehouse in Ruda Śląska – also developed by Panattoni. The new facility also allows us to adapt to the specific needs of our industry, including the requirements related to tire storage, and provides excellent connections to key transportation routes,” says Tomasz Groehl, CEO of Latex Opony.
The space for Latex Opony will be tailored to the specific needs of the tenant. The facility will be divided into four fire zones and equipped with a sprinkler system suitable for tire storage. As part of the agreement, the tenant also leased approximately 700 sq m of office and staff space.
The tenant will gain early access to the facility in March 2027, with full operations planned to commence in May 2027. The facility will ultimately employ approximately 200 people.
Panattoni Park Bytom is located on Węglowa Street, in the central part of the Upper Silesian-Zagłębie Metropolis. Its proximity to the A1 motorway and an extensive network of regional roads ensures efficient communication both nationally and across Europe – particularly on the north-south axis. The investment addresses the needs of companies from various sectors – from logistics and warehousing, through e-commerce, to manufacturing.
“For Newport by Panattoni, this project has a clear investment rationale: it combines a well-connected industrial location, large scale, and a significant level of occupancy secured already during the development phase. The agreement with Latex Opony, covering over 75% of the space, confirms the demand for modern space in Silesia and strengthens the project’s leasing profile. This is the seventh project under Newport Logistics Fund III where the asset quality meets the tenant’s specific operational requirements,” says Daniel Raemy, CEO at Newport by Panattoni.
The complex will receive BREEAM environmental certification with an Excellent rating. The investment will incorporate solutions that reduce energy and water consumption, reduce CO₂ emissions, and enhance user comfort.
