Start of construction of 7R Hub Nowa Huta
7R, a leading commercial real estate developer, has laid the cornerstone for a modern logistics and technology hub in Krakow. 7R Hub Nowa Huta will ultimately comprise approximately 230,000 square meters of functional technical and production space, designed to a modern standard and incorporating numerous low-emission solutions. Even before the first construction works began on Igołomska Street in Krakow, 7R secured the lease for several tens of thousands of square meters of commercial space in the project.
On May 6, 2026, the groundbreaking ceremony for the construction of the 7R Hub Nowa Huta logistics and technology complex in Krakow took place. The symbolic cornerstone laying ceremony was performed by Aleksander Miszalski, Mayor of Krakow; Wojciech Warian, President of the Management Board of Krakow Nowa Huta Przyszłości; and Andrzej Wroński, CEO of 7R, along with Tomasz Lubowiecki, founder of 7R.
“7R Hub Nowa Huta is an investment that significantly strengthens the economic potential of the eastern part of Krakow. The areas covered by the strategic project “Kraków – Nowa Huta Przyszłości” are consistently transforming into an area of modern industrial and technological activity, and this project is a key element of this process. This undertaking demonstrates that city development can effectively combine attracting modern investment with the revitalization and reuse of post-industrial areas. As a result, Krakow is strengthening its position as an attractive location not only for the services and IT sectors, but also for advanced logistics and industry. It is also crucial that the investment is being implemented in partnership with entities responsible for the development of this area. Such projects create long-term value – both for the city’s economy, its spatial structure, and the labor market,” said Aleksander Miszalski, Mayor of Krakow.
“Today’s event marks a significant step in the process of restoring the post-industrial areas of Nowa Huta to residents and entrepreneurs. The immediate proximity of 7R Hub Nowa Huta and the “Nowa Huta Przyszłości” Economic Activity Zone creates realistic conditions for building a cohesive economic ecosystem, the first effects of which will be visible in the near future. This is also the moment when the results of the activities consistently implemented by our company in recent years are materializing – both in terms of design, infrastructure, and preparing properties for investment. We are convinced that the 7R investment will become an impetus for further dynamic development in this area, initiating a snowball effect and contributing to the implementation of further projects in the coming years,” said Wojciech Warian, President of the Management Board of Kraków Nowa Huta Przyszłości S.A.
7R Hub Nowa Huta is being built within the Ruszcza Logistics and Industrial Center, as part of the “Kraków – Nowa Huta Przyszłości” project – a location that aspires to become a new address for innovative industry in Kraków. Located in the heart of Nowa Huta, near national road 79 and the planned junction of the S7 expressway, the park offers excellent transport links and access to the center of Kraków. Its location and proximity to a qualified workforce make 7R Hub Nowa Huta an attractive choice for technology companies, manufacturing companies, and logistics operators, among others.
“7R Hub Nowa Huta is the largest project in our portfolio. It also perfectly reflects 7R’s approach to developing modern commercial facilities. Today, a warehouse is much more than just space; it’s a place for business development, a whole ecosystem. We understand that a modern warehouse is a tool supporting a company’s operational efficiency. 7R Hub Nowa Huta will be just that. We are delighted that our vision has been so well received by the market, as evidenced by the commercialization process. We have already secured lease agreements with renowned companies, leaders in their industries, for tens of thousands of square meters of space. This confirms that the strong interest in the project since its announcement is translating into real business decisions from leading companies,” commented Andrzej Wroński, CEO at 7R.
“Our project will also significantly strengthen Krakow’s position on the industrial map of Poland – until now, the warehouse resources of the entire Małopolska region have hovered around 1.2 million square meters, and the location itself was not considered a prime choice for the development of logistics, e-commerce, or other manufacturing and technological areas. 7R Hub Nowa Huta will also represent a significant and responsible transformation of the area. In collaboration with Krakow’s authorities and the Kraków Nowa Huta Przyszłości company, we are revitalizing areas that have been neglected for years,” added Andrzej Wroński.
7R Hub Nowa Huta will comprise buildings with a total area of approximately 230,000 square meters, creating the largest urban logistics complex in Europe. Automation-ready infrastructure and numerous amenities, including those for logistics operators, are integral elements of the project. Clear zoning, convenient access systems, and logical organization of functions will support efficient daily operations, increasing productivity and saving time and operating costs for businesses of all sizes. The project will incorporate selected solutions consistent with the low-emission 7R standard, supporting operational efficiency and reducing the environmental footprint, including an intelligent building management system (BMS), a photovoltaic installation, ventilation units with heat recovery and CO2 sensors, and air-source heat pumps with a SCOP of 4.15. Furthermore, electrification will enable integration with local energy production (PV), energy storage, and reduce grid energy consumption.
Investing in environmental quality and building the long-term resilience of the site, 7R Hub Nowa Huta will also incorporate numerous sustainable solutions. The project includes site revitalization, the planting of over 2,200 plants to support biodiversity, the afforestation of approximately 10 hectares, wildflower meadows and insect hotels, and the creation of rain gardens that will utilize the natural terrain for water retention and filtration. The complex will also feature dedicated relaxation areas and full cycling infrastructure. 7R Hub Nowa Huta will be developed in accordance with BREEAM Excellent certification criteria.
