Ares strengthens its logistics portfolio
Ares Management Corporation has finalized the purchase of a logistics portfolio from Savills Investment Management. The transaction includes five warehouse centers with a total area of approximately 284,000 sq m.

Transaction in five markets simultaneously
Ares Management Corporation has finalized the purchase of a logistics portfolio from Savills Investment Management. The transaction includes five warehouse centers with a total area of approximately 284,000 sq m.
The properties are located in key logistics locations in Warsaw, Poznań, Szczecin, and Ruda Śląska. Two facilities are located in the capital, underscoring the importance of the Warsaw market in the structure of the national logistics market.
The buildings were constructed in 2017-2018 and are located on major transport routes, including the A1 and A2 motorways and the S8, S5, and S11 expressways. These locations are key for logistics operators and retail tenants.
High occupancy and established tenants
The portfolio is 94% leased, ensuring stable income levels. Tenants include e-commerce, retail, manufacturing, and 3PL operators.
“Logistics is among the industries we are most confident in as an investor, and Poland is a market we have operated in for over two decades. This transaction combines our unique sector expertise and local approach,” commented Daan van den Hoven, Partner and Head of European Logistics at Ares.
Actions aligned with strategy
Savills Investment Management is selling a portfolio six years after its acquisition. The company indicates that the transaction is the implementation of its previously adopted investment strategy.
“We completed the sale in line with the plan adopted in 2020, when we recognized the portfolio’s potential and the opportunities offered by the Polish market. Our asset management strategy, implemented in conjunction with an experienced local team, enabled us to achieve our objectives, even despite the challenging environment,” says Evert Castelein, Head of Industrial & Logistics Europe at Savills Investment Management.
Logistics on Investors’ Radar
The acquisition is consistent with a broader trend of continued interest in the warehouse sector. Despite changing economic conditions, logistics remains one of the most resilient segments of the commercial real estate market.
Ares is expanding its presence in Europe through the Marq platform, which is responsible for logistics asset management. This signals the continued professionalization of the market and a focus on efficient portfolio management.
