Accolade takes over Kaufland logistics center

International investor Accolade and the Conseq fund have finalized the purchase of a modern, fully leased BTS distribution center for the Kaufland chain. The facility has long been a key component of the region’s logistics network and is a cornerstone of Kaufland’s distribution network in Poland. The purchase was supported by acquisition financing from mBank in the amount of €22 million.

The distribution center, with an area of ​​approximately 46,000 square meters, is located in Bydgoszcz’s largest industrial zone. The facility was completed in 2016, is BREEAM Excellent certified, and is 100% leased. The tenant is Kaufland – one of the largest retailers in Europe, owned by the Schwarz Group, owner of the Kaufland and Lidl brands.

“Bydgoszcz is a market we know very well and where we have been consistently building our presence for ten years – today, our portfolio in this region encompasses nearly 300,000 square meters of warehouse space. The acquisition of the Kaufland distribution center is an example of an investment based on a long-term strategy: a strong, international tenant, secure cash flows secured by a long-term lease agreement, a modern building that meets current ESG standards, and a location that plays a key role in the national logistics network,” says Jakub Leszczyński, Transaction Director at Accolade Poland.

The distribution center in Bydgoszcz is one of four main Kaufland facilities in Poland, serving the north-central part of the country. An additional advantage of this location is the proximity of other major logistics operators and distribution centers, including facilities affiliated with the Schwarz Group. The property is located in the immediate vicinity of Accolade’s industrial parks, which enhances the economies of scale and operational cohesion of the investor’s portfolio in the region.

“Bydgoszcz is consistently strengthening its position as a stable and mature industrial and logistics market. The presence of international tenants and systematic investments in infrastructure make the city a significant point on the logistics map of Poland and remains an attractive location for long-term capital,” adds Jakub Leszczyński.

The acquisition of the Bydgoszcz facility is consistent with Accolade’s long-term strategy, based on investing in modern logistics infrastructure in regional cities with strong economic foundations. Environmental considerations are also a key element of these investments – the facility is BREEAM Excellent certified, and Accolade is consistently developing a portfolio of projects that meet high sustainability standards.
