SPEEDWELL develops logistics
SPEEDWELL Development has finalized the purchase of a 6.48-hectare investment plot located in Warsaw’s Targówek district from the European Logistics Investment (ELI) platform. A new logistics park will be created.
- The Belgian-based development company plans to implement the SpacePlus project – a modern business park offering a new generation of Small Business Units (SBU) space.
- This investment will expand one of the capital’s largest retail hubs with modern business infrastructure and new commercial functions.
- The newly acquired investment site is located directly adjacent to leading large-scale retail brands operating in this part of Warsaw, including IKEA and Leroy Merlin.
The entire complex attracts approximately 8 million customers annually and is one of the most commercialized locations of its kind in the city. The attractive location of the plot purchased by SPEEDWELL from ELI is further underscored by its proximity to the S8 expressway, with excellent visibility from the expressway. The investment will offer high-quality SBU business spaces designed with flexibility, accessibility, and long-term operational efficiency in mind, while strengthening the existing commercial ecosystem in Warsaw’s right-bank district.
The acquisition of the plot in Targówek for the SpacePlus project is consistent with SPEEDWELL Development’s broader development strategy in Central and Eastern Europe. The company, which entered the Polish market in 2024, is supported by Belgian family-owned Baltisse Real Estate and Straco Real Estate. The developer’s strategy involves developing high-quality urban properties based on a conscious approach to contemporary urban planning, modern architecture, and the evolving needs of local communities and businesses.
According to Didier Balcaen, co-founder and CEO of SPEEDWELL Development, the current market cycle increasingly rewards developers who can combine financial discipline with a long-term approach to development.

The parties agreed not to disclose the transaction value. Details regarding the investment timeline and commercial strategy will be announced at a later date.
