Quantum Real is developing a park in Gliwice

Quantum Real is expanding its investment in Gliwice. The purchase of an adjacent plot paves the way for the construction of another warehouse, and LCube is joining the project. The first phase is already underway.

Quantum Real is expanding its planned logistics complex in Gliwice even before the first phase is completed. The company has finalized the purchase of an adjacent site, which will allow for the development of approximately 20,000 square meters of additional warehouse space. As a result, the target scale of Quantum Gliwice will exceed 60,000 square meters.

This decision also means that the investment can be carried out in stages. The first hall is already under construction, while the launch date of the next phase can be adjusted to the demand for warehouse space.

The first phase, currently under construction, comprises 43,000 square meters of leasable space. The project has a building permit and financing secured. According to the schedule, the facility is scheduled for completion in the first quarter of 2027.

Adamietz Construction is responsible for the construction.

One of the key factors in favor of the investment is the complex’s location. Quantum Gliwice is being built on the A4 motorway, approximately 3 km from the Sośnica junction, the junction of the A1 and A4 motorways. This location allows for service to both the Silesian metropolitan area and the southern part of the country, as well as transport to the Czech Republic, Slovakia, and Germany.

The expansion of the project to the adjacent Quantum Real site reflects both our assessment of the Silesian market prospects and the interest in the first phase of the investment.

“The purchase of the adjacent land is the result of our long-term assessment of Upper Silesia’s potential and the dynamic market interest in our project. It allows for both increased development opportunities for Quantum Gliwice, while also enabling phased implementation of the investment and adapting subsequent decisions to market conditions. Collaborating with LCube, in financing the project’s development, will further strengthen Quantum Real’s entry into the logistics market in Poland,” says Robert Szafarz, Head of Leasing at Quantum Real.

North Coast to Launch Cold Storage and Freezer Facilities

The project already has its first tenant: North Coast, a distributor of food products sourced primarily from Italy and other Mediterranean countries.

Part of the space leased by the company will be specialized. The facility will include cold storage and freezer facilities for the storage and distribution of fresh and frozen food.

This type of space differs from standard logistics warehouses. Among other things, it requires: Adequate connection power, insulation, and separation of zones maintaining different temperatures will be essential. The energy requirements of the refrigeration installations also remain a key element of the project.

However, this does not mean that the entire first hall will be designed for a single user. Quantum Real is also developing speculative space for companies seeking new warehouses in the region. This space is expected to be available from the first quarter of next year.

LCube enters the Gliwice project

A significant change in the project’s structure is the involvement of LCube. The company has become a shareholder in the company developing Quantum Gliwice and will collaborate with Quantum Real on the further development of the complex.

LCube has completed warehouse and production investments in cities such as Szczecin, Rzeszów, and the Wrocław region. Over the past five years, the company has completed over 100,000 square meters of this type of space.

The arrival of the new partner coincides with the decision to increase the target size of the Gliwice project. The purchase of additional land gives investors the opportunity to begin the next phase, depending on market conditions and potential tenant interest.

Upon completion of the first phase, the investor will have 43,000 sq m of space. Approximately another 20,000 sq m can be built on the purchased land, raising the scale of the entire complex above 60,000 sq m.

Two key elements will now be key to the project: the pace of commercialization of the space developed in the first phase and the launch of the expansion. Quantum Real has not yet set a deadline for the completion of the additional hall.
