Panattoni develops logistics in Łódź

Panattoni is beginning construction of City Logistics Łódź V – a 42,000-square-meter urban logistics park. The brownfield investment will be built in the eastern part of the city. The first tenant is PGC Polska Grupa Ceramiczna, which will occupy nearly 15,000 square meters of space.

“The commencement of City Logistics Łódź V is an important moment for the development of modern urban logistics in Łódź. The project is being built on the site of the former ABB factory, breathing new life into the post-industrial space and strengthening the attractiveness of this location for businesses,” says Marek Dobrzycki, Partner at Panattoni. “Signing another agreement with PGC Polska Grupa Ceramiczna confirms the trust our partners place in us and is the result of a long-term, consistently developed collaboration. We are pleased to be able to support our client’s development by providing solutions tailored to their operational needs.”

PGC Polska Grupa Ceramiczna is the largest purchasing group in Poland in the bathroom furnishings industry, bringing together 16 leading companies in the ceramic tile, sanitary ware, and fittings sectors. PGC collaborates with over 40 global suppliers, creates its own brands, and develops sales in the wholesale, export, and DIY markets. City Logistics Łódź V will serve as the tenant’s central warehouse for the domestic market and its corporate headquarters. The facility will employ approximately 70 people.

“Collaborating with Panattoni is a natural step for us in further developing our business and building an efficient logistics base. The investment’s location in Łódź’s Widzew district provides excellent accessibility for both employees, thanks to its well-developed public transport infrastructure, and logistics operations – close to major transportation routes, including motorways. Another significant advantage of the park is the ability to implement non-standard solutions, such as a storage yard tailored to the specific nature of our business. As a group, we have been developing the distribution of products from leading global manufacturers through a network of dozens of showrooms for years, and the new headquarters will allow us to manage logistics even more effectively and expand our offerings for our customers,” says Seweryn Kartkowski, President of the Management Board of PGC Polska Grupa Ceramiczna.

The facility will be adapted to the specific nature of our business – some products will be stored on specialized racks designed for bulky goods. The investment will also include the creation of a showroom to present our offerings to business clients. The developer will also prepare a 2,000-square-meter storage yard and 900 square meters of modern, high-standard office space. PGC Polska Grupa Ceramiczna will begin operations in the facility in the first quarter of 2027 and reach full operational scale in the second quarter.

City Logistics Łódź V is a modern Class A facility located on Lodowa Street, approximately 10 km from the center of Łódź. Its location in Widzew provides excellent access to employees thanks to a well-developed public transport infrastructure, as well as convenient conditions for logistics operations – close to major transport routes, including the A1 (9 km) and A2 motorways, and the S14 expressway (16 km). The proximity of Łódź Airport (12 km) further enhances the availability of domestic and international connections. The park was designed with tenants from various sectors in mind – flexible modules allow for the space to be adapted to diverse operational needs.

The development will receive BREEAM environmental certification with an Excellent rating. The investment will implement solutions that reduce energy and water consumption and support sustainable development.
