New space for Toppoint
7R, a leading commercial real estate developer, has completed a production and warehouse facility with office and staff facilities for Toppoint in Brzezie near Sulechów (Zielonogórski County). Depenbrock Polska was the general contractor for the building. The total area of the project, which was developed using the Build-To-Own (BTO) formula, is nearly 35,000 square meters.
Toppoint is a renowned supplier of promotional products. Founded in 1928, the company combines rich tradition with innovation, speed, and personalized product ranges. Toppoint offers over 2,000 products across three strong concepts – Toppoint, InSideOut, and Enjoy Technology – distributing a portfolio of well-known brands such as Philips, Fresh ’n Rebel, Xoopar, GP Batteries, and Sagaform. Customers can choose from a wide selection of writing instruments, tableware, bags, electronics, and promotional gifts. The company is also a market leader in digital printing technologies and operates an online ordering platform.
The total area of the facility developed by 7R for Toppoint is nearly 35,000 square meters. It comprises 32,455 square meters of modern production and warehouse space and a functional office and staff area of over 2,400 square meters. The building was constructed by Depenbrock Polska in just nine months, with initial construction beginning in July 2025. The property is located on the outskirts of Sulechów, on the road towards Mozów, with convenient access to the S3 expressway – a key artery in western Poland.
The building incorporates a range of solutions tailored to the specific needs of Toppoint’s operations. The production area includes advanced HVAC and power systems for machinery, process rooms, and all necessary adjustments to ensure comfortable work. The warehouse section has been adapted to modern storage requirements, using VNA racking, and is equipped with fire protection systems compliant with NFPA standards.
Toppoint’s new investment in Brzezie near Sulechów will ultimately offer up to 600 jobs, expanding employment opportunities for the local community in various departments – from production to logistics and administration. The plant will operate in three shifts. It will utilize technologically advanced, automated production lines. Utilizing the new facility’s capabilities, Toppoint also plans to expand its offerings with new labeling techniques and services.

While seeking optimal solutions, we didn’t neglect the budgetary aspect, including achieving additional storage height while maintaining the building’s overall height. At 7R, we demonstrate that flexibility is not only a matter of fine-tuning the building’s specifications, but also of developing a business model and adapting to the site’s expectations. In addition to delivering a building that met Toppoint’s expectations, we coordinated the entire design and administrative process, including ensuring the necessary utility connections and road construction. The Lubusz Voivodeship, and the Zielona Góra-Gorzów Wielkopolski region in particular, is one of the fastest-growing warehouse and manufacturing markets in Poland, benefiting from factors such as the CBEC (cross-border e-commerce) trend and proximity to the German border. At the same time, market data indicates that at the end of the first quarter of 2026, the Lubusz Voivodeship recorded a vacancy rate of 15%, one of the highest in Poland. This demonstrates that the market is dynamic but increasingly selective – demand is focused on well-located projects tailored to specific needs, while speculative investments are more risky. In this context, the 7R facility completed for Toppoint aligns with the trend of developing secure, tailor-made investments that respond to real demand and support the stabilization of the industrial market in western Poland.
