MDC² Park Gliwice welcomes a new tenant

Hart Logistics joins the group of tenants at MDC2 Park Gliwice – a logistics park that has achieved one of the highest BREEAM New Construction certifications in Poland, rated Outstanding. With a score of 92.6%, the facility is among the top ten certified industrial buildings in Europe. MDC² Park Gliwice is located at the junction of the A4 and A1 motorways in Gliwice, Upper Silesia. The project is owned by a fund managed by Invesco Real Estate, a global leader in real estate investment and asset management. The developer of the facility is MDC².

Due to dynamic growth, Hart Logistics has leased 8,100 sqm in MDC2 Park Gliwice and does not intend to stop there. Since 2011, the operator has been supporting its clients by offering innovative solutions in the supply chain. The company specializes in forwarding services in domestic and international road transport as well as warehouse operations and e‑commerce logistics. By combining its own resources and experience with the capabilities of trusted logistics partners, Hart Logistics provides efficient and modern solutions for its clients.

“We chose MDC2 Park Gliwice not only because of its excellent location but also due to the quality of the building’s finish and its high BREEAM New Construction environmental rating. ESG considerations play a key role in our development strategy. We focus on facilities that are well‑adapted to the needs of employees and drivers, which directly translates into delivering top‑quality services to our clients.
With this strategic decision, Hart Logistics enters the contract logistics market in southern Poland, continuing our operations currently carried out in Dąbrówka near Poznań and Koszajec near Warsaw. We are not stopping here—our development plans for 2026 ambitiously include opening additional locations”
says Arkadiusz Owczarek, CEO of Hart Logistics.

A highly sustainable logistics park

MDC2 Park Gliwice consists of three buildings with a total area of 59,000 sqm. In terms of facility operations, MDC² offers comprehensive and energy‑efficient solutions designed to ensure tenant comfort, operational efficiency, and minimal environmental impact. Thanks to advanced wall insulation, the building significantly reduces heat loss, lowering heating and cooling costs (a 62% reduction in final energy consumption compared to reference buildings). Passive technologies have further decreased the demand for usable energy by an average of 40%.

The introduction of water‑saving devices—such as aerators, solenoid valves, and leak detection systems—has reduced water consumption by over 66% compared to typical buildings. At least 80% of office space has access to natural daylight, and construction waste recycling reached a level of at least 97%. The facility was built using FSC and PEFC‑certified timber.

“We welcome Hart Logistics to a prime location—MDC2 Park Gliwice—situated at the crossroads of key transport routes, the A1 and A4 motorways. We are confident that this location will significantly enhance the company’s operational capabilities and support the continued delivery of top‑tier services. This unique place, designed with environmental protection in mind, with attention to technological detail and employee comfort, will surely meet the highest expectations of our new tenant”
says Katarzyna Dudzik, Development Director at MDC²

Environment‑friendly mobility and biodiversity

MDC² promotes eco‑friendly mobility by offering convenient bicycle shelters to encourage tenants to use bikes as an alternative to cars. When designing the surroundings, the developer created spaces supporting biodiversity, positively impacting the local ecosystem. As part of this effort, 170 trees, 50 sqm of shrubs, and 250 sqm of bird‑friendly wildflower meadows were planted, and special habitats for insects were installed.

The complex also features a designated leisure and physical activity zone called “Rest & Move,” supporting healthy lifestyles and social interaction. In line with sustainable development goals and the needs of electric vehicle users, charging stations have been installed on‑site.
