One of the largest warehouse deals of the year has been signed near Poznań. BESTSECRET is taking 108,000 sq m, and thanks to a multi-level mezzanine, it will have a total of 188,000 sq m of operational space.

One of the largest transactions this year in the Polish warehouse market was concluded in the Poznań metropolitan area. BESTSECRET has signed a lease for 108,000 square meters at EQT Park Poznań Żerniki. The property is owned by EQT Exeter Europe Logistics Value Fund IV, an EQT Real Estate subsidiary.

The scale of the transaction distinguishes it from typical logistics deals. Even more impressive, however, is the actual space that will be available for operations – thanks to a four-level mezzanine, the usable area reaches 188,000 square meters.

108,000 square meters for European e-commerce

BESTSECRET is a European online platform operating in the premium and luxury fashion segments using an off-price model. The company reaches customers in 27 countries using a closed membership model.

This large facility near Poznań will support its European e-commerce operations. The building will be adapted to accommodate logistics processes related to order picking and distribution, among other things.

A particularly significant element of the property is the four-level operational mezzanine. This allows tenants to utilize significantly more space than would otherwise be possible based solely on the base lease area.

A total of 188,000 square meters for operations

The center was completed in 2021 and was designed from the outset to accommodate large-scale logistics, distribution, and e-commerce processes.

In addition to the warehouse space itself, the facility boasts extensive transshipment infrastructure. The property also includes parking lots for cars and trucks, as well as a three-story office building.

The combination of a large area with technical support for complex operational processes was one of the key elements emphasized by the property owner. EQT Real Estate is also evaluating the transaction in the context of its strategy for large-scale logistics assets.

Poznań remains a key point on the logistics map.

The facility’s significance also stems from its location. EQT Park Poznań Żerniki is located directly on the S11 expressway, in one of the main warehouse markets in western Poland.

Żerniki offers easy access to both Poznań and the A2 motorway. The latter is a key transport route for companies handling the flow of goods between Poland and Western Europe.

In the case of e-commerce, the location of a large distribution center directly impacts delivery organization. Not only is access to a large metropolitan area and its workforce crucial, but also the ability to efficiently route goods to other European markets.

New tenant without vacancy

The manner in which the property will be transferred is also a key element of the transaction. According to the information provided, BESTSECRET is taking over the space without a lease break.

For the owner of a large logistics facility, this has financial implications – with an area exceeding 100,000 square meters, even a vacancy of several months would mean a significant loss of revenue.

The rapid acquisition of a new tenant also demonstrates that very large warehouses can find tenants if they combine a suitable location with infrastructure enabling advanced logistics processes.

E-commerce requires more than just a large warehouse.

The transaction also highlights the specific demand generated by e-commerce. With large-scale operations, the number of square meters alone is no longer the only parameter determining a facility’s suitability.

The capabilities for organizing product flow and order picking, transshipment infrastructure, employee space, and the ability to adapt the building to a specific operating model are all important.

In the case of BESTSECRET, the additional space is provided by a multi-level structure located inside the center. With 108,000 square meters of leased space, the total usable space for operations is expected to reach 188,000 square meters.

This demonstrates the significant difference between the building’s actual square footage and the space actually used in advanced e-commerce centers.

One of the largest warehouse contracts of 2026

The scale of the contract makes BESTSECRET one of the largest logistics space lease transactions concluded in Poland in 2026.

It also exemplifies the demand generated by companies that require large centers not only for storing products, but primarily for conducting complex distribution processes.

In such cases, competition between properties is not limited solely to rent. Technical parameters, facility adaptability, transportation infrastructure, and a location that allows for serving multiple markets from a single center are all important factors.

BESTSECRET chose Żerniki near Poznań for this purpose. The new center will support the platform’s operations in Europe, where the company already serves clients in 27 countries.
