BOOSTER ZABRZE sold by LemonTree
LemonTree, a developer of modern, premium logistics and service complexes, has finalized the sale of two warehouse buildings constituting the first phase of the BOOSTER ZABRZE by LemonTree investment. The new owner of the assets is Vestas Investment Management Europe, an international company managing an extensive portfolio of logistics and office properties across Europe on behalf of global investors. The transaction is supported by strategic Korean capital, underscoring its international nature and the confidence that global financial institutions have in LemonTree’s projects.
The two buildings delivered as part of Phase 1, totaling nearly 50,000 m² GLA, were completed in 2025 and have attracted institutional tenants thanks to their top-tier technical standards, energy efficiency, and attractive location. The lease profile is based on long-term agreements, ensuring a stable and predictable income stream and an attractive investment profile for the entire asset. Simultaneously with the finalization of the sale of Phase 1, Vestas Investment Management Europe has committed to acquiring Phase 2 upon completion of construction in Q3 2026. Phase 2 will comprise three buildings with a total GLA of approximately 59,000 m². The technical specifications will be consistent with Phase 1’s standards, which continue to attract internationally recognized tenants. The total transaction value of over €120 million demonstrates significant commitment to the project and the Polish market.

This transaction represents a significant step for both parties. LemonTree strengthens its position by finalizing another sale of modern, leased buildings. BOOSTER ZABRZE by LemonTree is located in one of the most strategic locations in the Upper Silesian-Zagłębie Metropolis, a region distinguished by its highly developed transport infrastructure and strong business activity across multiple sectors. Key transport hubs are nearby, including the A1/A4 motorways, the main DTŚ (Directive 80/90) regional road, and an extensive network of urban roads, providing excellent national and international connections. An additional advantage of the complex is a dedicated viaduct connecting the DTŚ (Directive 80/90) directly to BOOSTER ZABRZE, significantly improving access to the facility. The complex also offers access to public transport (including tram lines), increasing its attractiveness for employees. Due to its urban location, the complex’s architecture was designed to blend harmoniously with the Zabrze cityscape. Modern, natural materials were used, including wood on the office façades – an innovative solution in the Polish logistics market. Technologies and Certification
BOOSTER ZABRZE by LemonTree stands out for its advanced technological solutions and high energy efficiency. The buildings have low primary energy demand (PE). This is confirmed by energy performance certificates, which demonstrate significantly better efficiency than the current requirements for new buildings. Numerous solutions have been implemented to reduce operating costs, including photovoltaic installations, energy-efficient DALI LED lighting, increased daylight access in the dock area, and thicker roof and wall insulation, minimizing heat loss and ensuring stable internal conditions. Advanced K360 fire protection systems and roof deflection monitoring enhance the safety of the buildings. The technical infrastructure is also prepared for advanced cooling and storage technologies. All buildings meet BREEAM Excellent certification requirements, confirming their modern and responsible character.
Tenants
Among the tenants from various sectors, the key player is one of the largest logistics operators in Europe, specializing in the transport and storage of food products under controlled temperatures. The company operates a logistics center within the complex, equipped with refrigerated areas, a modern cross-dock, operational spaces, and a dedicated training building – an attractive solution in the Polish logistics market. Long-term lease agreements ensure stable and predictable revenue flows, making the project a solid and attractive investment opportunity.
