A new warehouse park near Warsaw

A new warehouse and manufacturing investment in the Warsaw metropolitan area is expected to attract logistics, manufacturing, and technology companies. CTPark Warsaw Nowy Konik will ultimately offer approximately 69,000 square meters of space and has already secured its first tenants.

New warehouse park on the A2 expressway

CTP has announced the launch of CTPark Warsaw Nowy Konik, a new warehouse and manufacturing complex located east of Warsaw. The investment is one of seven parks being developed by the company in the Warsaw metropolitan area.

The location near the A2 motorway and major transportation routes will enable it to serve both the capital market and clients operating nationally and internationally.

Ultimately, the complex will consist of four halls with a total area of ​​approximately 69,000 square meters. The spaces are designed for companies representing various industries – from logistics and e-commerce to light manufacturing and research and development.

Three types of space for businesses

Three modular formats, varying in scale and purpose, have been developed for the project.

The smallest units are known as CTBox. These modules start at approximately 600 square meters and are intended primarily for small and medium-sized enterprises. The solution combines warehouse, office, and display functions in a single facility.

The second format is CTFlex. Modules starting at approximately 1,400 square meters. They are aimed at companies involved in new technologies, research and development, logistics, and e-commerce, among others.

The largest spaces will be available in the CTSpace formula. These units exceed 2,000 square meters, designed for companies conducting more extensive logistics and production operations.

As Piotr Flugel, Managing Director at CTP Polska, emphasizes, the park is designed to meet the needs of both smaller and larger organizations.

“CTPark Warsaw Nowy Konik was designed for both companies seeking compact units and those requiring larger logistics or production facilities. We want Nowy Konik to become a place of real business support – functional, well-connected, and ready to scale with our clients,” says Piotr Flugel.

The first tenants have already chosen their location.

Companies that have already decided to lease space in the new complex include International Business Group, Paged Trade, and Amazon Filters.

According to the investor, the presence of companies representing various economic sectors demonstrates that the park has been designed with the diverse needs of tenants in mind.

Official opening in June

CTP has announced the official opening of the complex for June 16, 2026. The event will take place at 109 Terespolska Street in Nowy Konik.

The program includes a presentation of the investment, meetings with local government and business representatives, and tours of the facility. The organizers also announce a networking session for companies interested in operating in the region.

As noted by Ewelina Sowa, Regional Business Development Manager at CTP Polska, the opening is intended to provide an opportunity to familiarize themselves with the park’s operations and available solutions.

“We believe that direct contact with the facility will best demonstrate its potential for companies expanding their operations in the Warsaw metropolitan area,” adds Ewelina Sowa.

Warehouses continue to attract investors

This new investment near Warsaw reflects the continuing interest in warehouse and manufacturing space. Locations that provide quick access to major transportation routes and the ability to flexibly adapt the space to the scale of operations remain particularly sought after.
