7R with its first project in Berlin

7R, a leading developer of sustainable warehouse and industrial properties, has finalized key formalities related to the acquisition of a property in Berlin from KARL Gruppe and is launching its first project in the German market. The investment comprises an existing warehouse complex located in Berlin’s Lichtenberg district, within the BEGEWO industrial estate. 7R City Park Berlin East will be developed using a brownfield approach, combining the modernization of existing space with the potential for further expansion with two modern buildings totaling 23,000 square meters. The investment, with a total area of ​​43,000 square meters and a value of approximately €70 million, is being implemented in partnership with the 2 FIZAN International Expansion Fund, managed by PFR TFI, which co-finances the international development of Polish companies.

The property comprises a plot of approximately 93,000 square meters and an existing warehouse building with an area of ​​approximately 20,000 square meters. The facility is currently over 90% leased, ensuring stable asset operations from the project’s inception. In the next phase, 7R plans to expand the complex with two buildings and approximately 23,000 square meters of modern warehouse and logistics space. This portion of the project is scheduled for completion in 2027–2028.

7R City Park Berlin East is part of a strategy to build a portfolio of modern logistics assets in Germany’s largest metropolitan areas. The company is focusing on locations in the so-called BIG 7 cities (including Berlin, Hamburg, Munich, Cologne, Frankfurt, Stuttgart, and Düsseldorf) and their immediate surroundings. In these locations, 7R intends to develop urban logistics formats that meet the needs of companies in the e-commerce, retail, logistics, light manufacturing, and service sectors.

The project is located in the Lichtenberg district, in the eastern part of Berlin, on the site of a former concrete production plant on Bennostraße and Gehrenseestraße. This area has a well-established industrial and commercial character and has been undergoing a comprehensive transformation in recent years. Its location within the city limits provides access to a large consumer market, road infrastructure, and employee resources, while also enabling efficient city and last-mile logistics processes.

“Germany is one of the largest and most demanding warehousing and logistics markets in Europe. Therefore, entering this market requires a highly selective approach to location, product, and investment structure. Our first project in Berlin meets these requirements: it is located in a strong urban location, generates ongoing rental income, and has real potential for further development. This investment model effectively meets the current needs of tenants and investors – combining the security of an existing asset with the opportunity to create new value through modernization and expansion,” commented Martin Ohly, Managing Director Germany at 7R.

Financing for the investment was secured with the participation of the 2 FIZAN International Expansion Fund, managed by PFR TFI, 7R’s own funds, and debt financing. The total investment value, including the acquisition of the property, modernization of the existing facility, construction of new space, and development of the logistics infrastructure, will amount to approximately €70 million.

This collaboration with PFR TFI strengthens the investment’s financial backing and confirms the importance of institutional capital in the expansion of Polish companies into the most competitive European markets. Our goal is to build a sustainable presence for 7R in the German market. We want to develop projects that meet the real needs of tenants, are well-established in the urban fabric, and create long-term value for our capital partners,” said Piotr Pikiewicz, Head of Debt & Treasury at 7R.

The 7R City Park Berlin East investment is part of a broader transformation of the area as part of the BEGEWO project, led by KARL Gruppe. A new functional structure is being created on the approximately 200,000 square meter former concrete production plant, encompassing spaces for logistics, commercial activities, municipal services, and small and medium-sized enterprises. The acquisition of part of this land by 7R is part of the process of revitalization and redevelopment of existing industrial areas, in line with the “brownfield before greenfield” principle. A key element of the project is leveraging the potential of existing infrastructure and reducing pressure on new investment land. 7R will develop the project in stages, focusing primarily on the continued management of the existing asset, maintaining tenant business continuity, and preparing documentation and technical solutions for the planned expansion. Ultimately, the complex will offer modern, flexible warehouse space tailored to the needs of companies seeking an efficient location within a large urban market.

The German warehouse market remains a key benchmark for European logistics. In 2025, the volume of warehouse and logistics space leases in Germany reached nearly 6.1 million square meters, representing a 14% increase compared to the previous year. The largest metropolitan areas play a particularly important role, where limited land availability, the growth of e-commerce, and the need to shorten supply chains increase the importance of urban logistics locations.

The Berlin project is also part of a broader transformation of 7R’s business model. The company is developing expertise not only in the development of new warehouse and industrial projects but also in the acquisition, modernization, commercialization, and long-term property value management of existing assets.
