7R with a key tenant in the Czech Republic
7R, a leading commercial real estate developer, has signed a long-term lease with GXO for approximately 26,000 square meters of warehouse space at 7R Park Lavičky, a modern complex being developed in a joint venture with the Czech investment fund WOOD & Company. Located on the D1 motorway connecting Brno and Prague, the Czech branch of the world’s largest contract logistics operator will develop a modern center in the facility, which will provide 3PL services to L’Oréal, supporting the beauty industry leader’s European logistics operations.

Under a multi-year lease agreement with 7R, GXO’s next logistics center in the CEE region will be built at the 7R Park Lavičky complex. The facility will be dedicated to supporting the operations of one of the world’s most recognizable cosmetics brands – L’Oréal.
7R Park Lavičky is a modern building with nearly 26,000 square meters, developed by 7R in a joint venture with WOOD & Company. The build-to-suit project will be fully customized to the tenant’s operational needs and has been designed with high environmental performance in mind. The facility will be equipped with modern energy-efficient solutions, including LED lighting with an intelligent control system and a photovoltaic installation, supporting the reduction of CO₂ emissions and lowering operating costs.
Due to the specific nature of GXO’s operations at 7R Park Lavičky, the building also includes a dedicated hazardous materials storage area, equipped with all required fire protection and safety systems.
As part of this investment, 7R also designed a new roundabout that will provide convenient access to the facility while also improving the safety of park employees and improving safety at the existing intersection. Additionally, a new public bus stop will be built.
All the implemented solutions will allow us to apply for a BREEAM Excellent certification.

A major advantage of 7R Park Lavičky is its excellent location, right off the D1 motorway, 50 km from Brno and 135 km from Prague. Thanks to its direct connection to the main transport artery between key Czech cities, the project enables efficient distribution of goods to most regions of the Czech Republic in just a few hours. Its strategic location near Jihlava and Velké Meziříčí also ensures access to a qualified workforce.
“The Czech warehouse and industrial market remains one of the most competitive in the CEE region, but is also characterized by very strong tenant demand. With a total modern warehouse stock of approximately 13.3 million square meters at the end of 2025, net demand reached 1.2 million square meters, representing a nearly 36% year-on-year increase. This demonstrates that tenants are still actively seeking modern, well-located, and sustainable facilities. Construction is progressing according to schedule, and 7R Park Lavičky is scheduled to open in the first quarter of 2027.
